Three mixed-use projects slated for Pflugerville

Mixed use projects are gaining a foothold in Pflugerville, with an aim to provide a “live-work-play” environment.

Here are three mixed use projects to keep an eye on in the next few years.

Pecan District. 

This project located near Heatherwilde Boulevard and Pecan Street has been touted as the future “western gateway” to the city.

The 67-acre project will be built under several phases through 2025, with the first five phases eventually hosting 862 residential units, 135,000 square feet of retail space and 321,806 square feet of office space. At full buildout, the project will have 1,250 residential units, one million square-feet of office, 300,000 square-feet of retail, and 200 hotel rooms, said developer Cid Galindo.

Presidium, a property management and investment firm, and Galindo are overseeing the project.

The project’s first phase, which is currently under construction, includes Presidium at the Pecan District, a 272-unit apartment complex. The apartment complex was formerly known as Elliott.

Project Manager Ashley Corona said the apartments will be delivered in two phases. The first phase includes Building 2, which consists of a clubhouse and pool, with approximately half of the apartment units constructed by the second quarter of 2020. The next phase is for Building 1, which will include the rest of the apartment units and a fitness center, and is slated for completion in the third or fourth quarter of 2020.

Corona said the apartments, designed by Austin-based architecture firm Mark Odom Studio, will offer a modern, contemporary concept with “beautiful upscale finishes.”

The second phase of the Pecan District, which will include office and multi-family, is currently in planning stages, Galindo said.

Northpointe. 

This 120-acre project has been compared to The Domain in Austin and described by developer Tomas Sheleg of the Negba Group as a European-style metropolitan district. Mayor Victor Gonzales announced the project in his State of the City Address in early 2019.

The project will span two tracts on both sides of Texas 130 just north of Pflugerville Parkway, with a pedestrian bridge over the highway to connect them. A maximum of 4,000 residential units, varying between multi-family, condos and single-family, are proposed throughout both tracts.

The City Council approved a rezoning request for the project on Dec. 10. The city is currently working with the developer to establish two public improvement districts as well as a special taxing district known as a tax incremental reinvestment zone, or TIRZ, which would include the western tract of Northpointe and the downtown area. The eastern tract of Northpointe is already within the existing TIRZ No. 1 that includes the Falcon Pointe neighborhood and the Pecan District.

The City Council may consider moving forward with the requests as soon as January, but no timeline has been set at this time, city staff said.

Lakeside Meadows. 

This 420-acre mixed use project slated for Pflugerville Parkway just south of Lake Pflugerville has been described by city staff as an “urban destination containing a variety of residential, employment and commercial uses within a walkable environment.”

The project could host townhomes, a corporate campus and commercial and office space, and includes trails that connect to Wilbarger Creek on the southern portion of the property and Lake Pflugerville to the north.

The development would also include 79 acres of dedicated park space, city staff said.

The Planning and Zoning Commission in early December approved a recommendation to rezone the tract to a planned unit development district. The City Council will hold a public hearing and consider approving the rezoning request in January.
