Presidium Launches Major Mixed-Use District in Austin

The garden-style community is the first of Pecan District's 10 phases. The 45-acre development is anticipated to be fully complete in 2028.

A new district is taking shape just north of Austin, Texas. The 45-acre mixed-use development in Pflugerville, dubbed Pecan District, is expected to create robust economic growth in the area. Co-developers Cid Galindo and Presidium have broken ground on The Elliott, the first of the project’s 10 phases.

The Elliott, scheduled to be ready for occupancy in 2020, will be located at the corner of Old Austin Pflugerville Road and South Heatherwilde Boulevard. The property will materialize into a partially affordable garden-style community with 21 buildings spread across 45 acres. Its 272 one- and two-bedroom floorplans will average 855 square feet and will feature modern fixtures and balconies. Common-area amenities will include a gym, business center, swimming pool, outdoor kitchen area and frontage to a one-acre park.

The developers paid special attention to the environment and made sure that the indigenous flora survived the construction work. This required various operations to transfer the plants.

“With this 45-acre property having previously been untouched by development, we have been conscious of the surrounding community and existing local ecosystem since the project began. These efforts included rescuing many different species of native plants from the project site and transplanting them to more sustainable locations,” Cross Moceri, co-founder & co-CEO of Presidium, said in prepared remarks.

The Pecan District is anticipated to reach full completion in 2028, when it will consist of 1,150 residential units, up to 998,000 square feet of office space and 228,000 square feet of retail and restaurant space.

“The economic development Pecan District is expected to reinforce and complement the exciting economic growth Pflugerville is seeing on its east side. With the addition of new office, retail and restaurant spaces, this development will draw new businesses and jobs to the community,” John Griggs, co-founder & co-CEO of Presidium, told MHN.
